Have I Got A Deal For You? Getting Your Listing Sold!

With active real estate listing inventory at all time highs in many of the nations real estate markets, builder new homes inventories offering all types of incentives, and more foreclosures that a kid in a candy store could stand...how are you getting the word out that you have the best listings for sale in your market? I just showed a seller that a new home builder is offering 5% or 3% + a ROLEX watch for agents! That is not mentioning all closing costs, buyer extras and more!

If you  were asked to raise your hand for the best deal only, your hand could not easily been seen. Best price, best product, best terms?  How can a potential buyer notice your listing before the competition's?  With real estate magazines as thick as yellow pages, real estate classifieds sections that come with a guarantee to make even insomniacs fall a sleep...How can you get your message out?  In many markets the listing inventory has doubled over last year.  In many market this seems to be true.  Housing Market Predictor  Please real answer's only!

Reality TV - Real Estate Flipping - Did it Flip Us Off with Lies?

Reality TV is all the rage on TV for the last year or so in the real estate frenzy we've all just lived through.No questions asked! The shows seemed to be geared toward the ask no question crowds of crazed would be investors and do-it-your-selfers obsessed with easy profits..  For those of us that are seasoned in real estate it was just hard to swallow a lot of the TV and media hype.  After all, true acquisition costs, adn real expenses such as commissions and tax consequences were never part of any of the shows.  But did anyone ever assume that fraud could be part of the show?

In the Atlanta area, a recent evening news station just ran an expose that revealed some startling news about the reality show.  The news quickly traveled though the real estate community in Atlanta, but I was curious if the story received press anywhere else.  The article I am linking contains most of the details that were aired on the TV shows.  They did not show the "SOLDS" signs on the homes that were never really sold at all, or the fact that the real estate license was in fact revoked prior to the shows airing. Investors claimed their investment dollars disappeared!  I'd love to hear your reaction and comments on the Article.

    Is The Home You are Showing Camouflaged ?

    Do you ever get the feeling about a home you are showing that it has been really prepped a bit too good? The listing agent must have a background in camoflage!  I am not talking about staging, but rather what I refer to in the real estate trade as "Real Estate Camouflage!"  Carpets look like they've been dyed, ceilings are painted strange colors.  Instead of a white ceiling paint, try hunter green or or some dark color.  Why darker colors?  To hide water stains of course!  I always assume that if my vision were real good, I would be able to make out the outlines of water stains on the ceiling by their daker edges.  It's hard to do when they are painted hunter green! When you think about it it make sense for the seller...it is probably a lot cheaper to paint the ceiling rather than replace a roof, and clean gutters.  The newly painted basement floors also remind me to look if there are sealed cracks I should be looking for!  I once showed a home that had carpeting in one section of the basement that looked out of place, I tripped over it.  And underneath the basement slab had shifted upwards about 2 inches.  It ran the entire lenght of the foundation!  A scary event!  Another time in a model home, that had a basement, my client and I went down to the unfinished basement in the model home.  We heard water dripping.  A few of the lights were conveniently missing so I went out to the car and brought back in a flashlight from my real estate toolbox!  The strangest thing was the wall in the basement looked totally brand new.  Upon closer examination, someone had gone through great lengths to re-cement and entire wall over deep epoxied foundation cracks that were just so bad the water was flowing through them like Niagara Falls!  Another home I saw a dehumidifier in the basement...to me it can be a red flag! A dehumidifier may be great in removing a little extra humidity, but is not a solution for removing effervescence when water is wicking up the framed members of the home.  it is setting up more than a mold problem.  There is a major foundation and engineering problem.

    When you see something that looks totally out of place, stop and think what could be taking place?  What are they going out of the way to hide?  What do you tell your buyer?  Will you list a home where the seller divuges they have major issues?  Why won't a seller or listing agent disclose that the home has issues?

    Can a Contract Smell Fishy?

    When you are the listing agent and receive a faxed contract along with a letter from a lender it is normal to read the contract and try to read in between the lines. On the first go around it is for terms, price closing dates, seller contributions, special stips. The review of the contract is to double check the offer, making sure you get all the facts straight.  It is then a customary practice to touch base with the agent over the phone, again making sure you have all the pertinent details correct, and then call the lender before you contact the seller.  So far so good?

    Then I like to read the contract for red flags...just to make sure what is the intent of the contract.  A short closing date with a low price is OK, because it shows a motivated buyer has the ability to get the seller out of a home quick!  So it is an important term.  Then there is the contract that that says they do not have real estate to sell in order to buy this current home, but the buyer does not want to close for 4 months!  A scary scenario for any seller to take the home off the market for that long a time. Why?  More risk!  To compound that the earnest money amount is not filled in.  No amount means I do not even contact the seller.  I preferably would like to see a copy of the earnest money check, and in fact it is required by my office.  But now the next item...$500 on a 600K home?  I don't think so!  More like several thousand dollars would be a better idea.  Another item that may make you suspicious in a pre-occupancy agreement, or a contingency offer on a home that when you question the other agent then you find out the home is not even listed, and there isn't even an offer on it! 

    What do you look for in a contract?  What signs do you see that make you ask more questions because something smells fishy or does not appear to be right?

    Million Dollar Homes for Sale North Fulton Alpharetta, Milton, Roswell 5/28/2007

    In the North Fulton west-side area of Roswell Alpharetta and newly formed city of Milton there are currently 207 homes for sale in Alpharetta that are priced over $1 Million Dollars.  there are 27 with contracts and that includes pending sales.  That math translates into 206 ACTIVE LISTINGS / 27 CONTRACTS =  7.62962963% chance of a sale if you are priced over 1 Million Dollars.  Most of the sales are new homes.  In March 12007 - April 30, 2007 there were 18 sales.  That translates into about 2 years of inventory.  Many of the homes sold in the higher price ranges are also paying closing costs and the are concessions on price.  Seller's contributions can be in excess of 15-25K depending on final sales price.If you are looking to buy or sell a luxury home in Alpharetta or a million dollar estate homes for sale in Roswell contact us first!  You'll be glad you did!
