Atlanta Real Estate Sales Atlanta Home Sales - July 2009 Update

Atlanta Real Estate Statistics - July 2009


Atlanta real estate market reportThe most recent Atlanta real estate statistics were just released this week by our primary Multiple Listing Service FMLS.  For July single family detached metro area Atlanta homes for sale,  there were 4,325 Atlanta homes sales with an average sales price of $218,840  with a List Price / Sales Price Ratio of 94% and had an average list Price of $232,829 and  the original Average List price was $266,290.  When these numbers are compared the OLP/ SP ratio is 87.4%.  Total Days On Market is running 150 Days.  Sale prices for single family detached set a monthly all-time high of $284,873 June 2007 so we are we are still $66,000 off that peak in home price.  The total dollar sales volume closed for single family detached homes is also a very eye opening number.  In July 2007 it stood at $1,436,081,394  while in July 2009 it was $946,483,658 or a 34% drop in dollar volume.

For the last 28 reporting periods there has been a decline in single family attached homes.  This figure include Atlanta condos and Atlanta town homes.  Combined sales for the entire FMLS reporting area is a mere 655 condos / town homes sold in July 2009 which is a decline of 17.4% from July 2008The average sale price for single family attached was $157,537 in July 2009 a decline of 15.7% from July 2008.

4,982 expired listings for all single family in July and there were 2,122 withdrawn listings for all single family in July.

Political Irony

In 2004 Senator Kennedy petitioned the Massachusetts State Assembly in the Commonwealth of Massachusetts to change state law.  This was when Mitt Romney (Republican) was Governor over a Democratic state legislature.  At that time, Kennedy begged the Massachusetts law be changed then to require a special state election to fill the vacancy of a US senator should it occur rather than let the Governor (Republican) to appoint an replacement.  The reason?  This was in case US Senator John Kerry were to be elected President...his vacancy would create an imbalance of power in the US Senate for the Democrats.  The change was made and so it became law that if a vacancy were to occur in the Commonwealth of Massachusetts the electorate would have a say in who was to fill that vacant seat rather than an appointee of the Governor filling out the remainder of their term

So before the Senator Kennedy passed away, he tried to get the now Democratic Gov. of the Commonwealth of Massachusetts and state senate to change the law that Kennedy so vigoriously lobbied to have enacted in 2004.  So prior to Kennedy's passing the Seantor's last wish was to have the former gubernatorial powers reinstated so the Governor could name an interim Democratic appointee to fill his soon vacant seat.  

My thoughts is that America should not be run like the royalty in Europe.  Our country was not set up to have political dynasties like the House of Lords trying to out flank and out think the rights of average citizens in an office that is for 6 years.  Special elections to fill a vacancy is actually a very good idea.  Bring the vote to the people and let them choose.  The Senator should have resigned in his months before death and let the process of a special election begin.  Now under Massachusetts state law they will only have one US Senator representing them until the issue is resolved.  Personally I think the Late Senator Kennedy had it right in 2004 when he lobbied so hard to change the law.

The Problem with Lobbying

Our political system in the United States is broken and may not be able to be fixed.  It is sort of like that ad that used to be on TV years ago, "Help!  I've fallen and can't get up!"  Am I telling you something you don't already know?  It is amazing that $800 million can be spent to get elected for job that pays a $400,000 a year salary and no one in the United States even questions the system as morally corrupt.  It doesn't even matter if the funds were to come from overseas to elect officials that will govern America.  As a nation, we really need to start questioning..."Why would someone donate that much money to a political party of one candidate?"  Do contributors really like the politics of that party or do they like the political favors more?  I think it is fair to say that no one would give away anything to someone without expecting something in return.  What is occurring here needs to be explored because much of what we are going through today in this depression as a nation is a direct result of unbridled buying of power and influence - lobbying.

Lobbyists groups in DC and in State and local governments, and their combined power - drowns out the voice of the individual constituent in getting the ears of elected representatives.  Your voice and mine are not heard.  The voices of the collective many and big money speaks louder. These lobbyists represent a myriad of group and special interests such as banks, teachers, labor unions, trade associations, REALTORs®, manufacturers, banking, finance and a host of other minion that are seeking legislation or favor over the rights of others.  Actually they are looking for more than being heard, they want more of their fair share than others.   More often than not, their quest is not a noble quest, it is a self serving quest and there is an exchange of value.  The exchange is - "If you do this...I will do that."  The pledge of membership votes and donations from the ranks and file are used to change the opinion and sway public policy.  This is a buying of that power.  Now even though there are limits on what can be done or donated legally - family, friends and acquaintances of those elected are showered with favor from the lobbyist groups.  This occurs regularly in Washington DC, and in state and local governments and is not counted as bribery.  One would assume that it is illegal to do so, but it isn't.  As far as I know it is not even required to disclose what a person's children, spouses, or relatives earn as a direct result of political favors.  There is no accountability or disclosure here.

The loss in all of this is that the will of the regular inhabitants and citizens of the USA are trampled over. The effect is that we are treated like 3rd class citizens and will be given the bill for a party that we were not even allowed to attend.  Despite the laws on the books and ethics - corruption and power seem to flaunt its deeds.  Elected officials routinely sit on committees and receive favored mortgages and favors at the real expense of both private sector and tax payer funded projects they sponsored.  They have already lined their coffers with profit even before the new pork bill is signed.  Does this sound like insider trading?  Yep!  That is because it is!  Now we know why Wall Street was not overseen, and why some politicians even thwarted the Bernie Madhoff investigation years ago and allowed the worlds largest Ponzi scheme to break nations!  This is deplorable, and yet it seems totally acceptable to the US public. The public at large feels that American Idol, Michael Jackson are more news worthy than current events. 

The government keeps a dispondant populus at bay with nonsense like Y2K, homeland security and "Swine flu' outbreaks as they rob the bank, export more jobs overseas, lower our standard of living and have even allowed a new slave class into our nation that they want to totally ignore their immigration status despite the fact it breaks the rule of law.  Politicians have learned they can totally ignore "Vox populi" the voice of the people because nothing will be done to change anything.  The wolves are truly guarding the sheep, because we allowed them to do so.  Are you still wondering why the nation and real estate seems broken?  I don't.  The mystery is solved.

Pre-Qualification Before Showing? Are We Insulting Buyers?

How Do You Know If You Qualify to Buy that Home?


Occasionally if we speak to a potential buyer on the phone or a visitor to a web receives a generic email explaining pre-qualification - a buyer can go postal, and mention that it is insulting that we question their credit worthiness.  My thoughts?  Excuse me! Have you been listening to the news?  Don’t take it personal, but a lot has changed in the last two years on financing.  How do you know you qualify to buy that home?

First of all I’m not psychic.  I do not know the buyers personal finances, their credit score, if they are n a lease unlti Jone 2012, if they own other properties they have to sell first, or if they have just declared bankruptcy after walking away from a home last year.  Secondly, I will not meet an unqualified buyer at a vacant home. It is pure danger in the current market we are in especially when we are meeting them at mostly vacant homes. I am not a fan of meeting serial killers at homes 5 miles off a beaten path. Buyers must be met at the office for personal safety.  On this rule there is no leniency.  With fewer buyers qualifying to buy homes this is a major red flag.  Those that are totally evasive and boisterous are hiding something.  If the buyer refuses to talk to a loan officer first, and is not forthcoming there is no need to meet them.  It isn’t insulting in my opinion to consider your own personal safety and to save my time for a buyer that is more appreciative of my experience and time.   I am not a taxi cab driver that goes around town with my meter off, and I am not a door opener for the unappreciative and insulting.  My therapist told me I don’t have to.

Lastly, it have been my experience that the louder a person yells, they are hiding something.  Perhaps other agents on different occasions have demanded proof before showing, and the caller did not pass the test or more simply they have an ego problem.  Either way, it is not my problem. Speak to any loan officer, and find out what you qualify to buy.  Answer the personal questions…do you have enough cash, do you have a down payment, closing costs it will take to purchase the home you are looking at?  I run a business, not a TV show.  There is no point at looking at a 350K home, if you can only afford 150K, things are not that bad!  Besides, that qualification you had 2 years ago in the Internet will probably not hold water these days.

A Real Estate Eye Opener!

Many of you know the secret to my success in Atlanta real estate is the web.  My business have been Internet based now for over 12 years.  I am a national speaker and trainer on Internet market and the fundamentals of SEO, and I understand how to get to the top, and stay their. I also know that outbound dead links is something that is very counter productive to a website, and I try to check out my Atlanta real estate sites occasionally and remove or edit them because they will hurt page rank.  Well, last night I found a dead link to another agents site on my Atlanta real estate website.  These are links categorized by state for real estate agents, mortgage sites, home inspectors, real estate directories and anything that is real estate related.  The one key was that they had to have a very decent page rank a P3 or better, and they have a referring link back to me.  Another item is that since I used to do a quite a bit of public speaking, many of these sites were from agents I've personally met when doing a seminar. So this was a shocker for me...  So here is what I noticed...  40% of the links are now dead! Agents are real estate related websites are showing the collateral damage from this major downturn.  The real estate agents and related industries have abandoned their web sites, given up incredible domain names, are not paying their hosting company, and their accounts have been suspended for non payment.  It was a shocker to see this, because the Internet is what has saved us this year as it has for the last 12 years.  It is the only thing that buyers are using to buy homes or Atlanta real estate these days!

Duluth GA Summer Fun | Cooling Off In Historic Duluth GA at City Hall

Duluth GA was a great place to cool yourself off on a beautiful summer day today.  Ellen and I went out for a ride after lunch and wanted to take some photos around town.  Our first stop was the New City Hall in Duluth GA where the entire landscape of historic Duluth meets a new city center complete with a new city hall, a plaza, down town shopping, an festival center, and a great looking city center park complete with a water fountain that local children had a great time staying cool as moms and dads were nearby watching!  It was a perfect day for fun for all!  The weather in Duluth GA was perfect!
