Top 10 Reasons Your Home Isn't Selling!

First of all there are many homes out their that could sell but do not.  They have equity, they are not upside down in a short sale position, and the reason why it isn't selling to another real estate agent is obvious.  The onely one that does not seem to get it is home seller.  Many home owners scratch their head, and bad mouth their real estate agent if they have one, and blame their agent for their misfortunes!  Wrong!  The sad fact is that much of the fault of a home not selling is the sellers problem.  Under the law, real estate agents are basically only allowed to work on behalf of the seller and follow the directions that they are given.  A listing agent can make suggestions of pricing, staging, and how to improve the chances of selling, but it up to the home seller to put the advice into action.  So based upon my years of experience in real estate.

Here are the main top ten reasons a home does not sell.

  1. It's overpriced - It's out of line with recent sales prices for comparable homes.
  2. Your terms are inflexible - "Price is Firm!"
  3. You have restricted showings to "Appointment only!"
  4. Your showing instructions are convoluted and frustrating - alarms, showing times, call first....
  5. You have a Rotweiller or other "Beware of pet" notice.
  6. Your home is way too personalized.
  7. Your home is unkempt - dirty, smelly, and the curb appeal confirms it.
  8. All showings are inconvenient - you constantly ask agents to come at another time.
  9. You're smoking about 3 packs of cigarettes a day in the home and the home smells like a toilet.
  10. Your home is under marketed.*

*Under-marketing is when an agent is too lazy to promote your home sale.  They are dreaming about a commission as they work their real day job, but have neglected to enter your home into the MLS correctly.  You have no virtual tour, you  have no flyers, no flyer box, no marketing plan, no photos, the directions to your home are wrong, the home or property is listed in the wrong city, your fields for schools are blank and your agent does not return calls because they really want to double dip the sale by getting both sides of the commission for themselves.

Another Atlanta Bank Fails | Georgian Bank Closed Today | Georgia's 19th Bank Failure in 2009

As if the Atlanta area needed any more failures.  Just as we thought is was safe to come out of the water, another bank failed! Georgian Bank is the 19th bank failure in Georgia since January 1.  We are averaging 2 bank closures a month here in Georgia.   Georgian Bank is the 8th largest bank failure in the United States this year.  According to press release today from the FDIC - Georgian Bank of Atlanta, GA was closed today by the Georgia Department of Banking and Finance. The Federal Deposit Insurance Corporation (FDIC) was appointed as receiver. The FDIC entered agreement with First Citizens Bank and Trust Company, Inc., Columbia, South Carolina, to assume all of the deposits of Georgian Bank.  The five branches of Georgian Bank will reopen on Monday as branches of First Citizens Bank. Depositors of Georgian Bank will automatically become depositors of First Citizens Bank. Deposits will continue to be insured by the FDIC, so there is no need for customers to change their banking relationship to retain their deposit insurance coverage. Friday's closure cost the FDIC an estimated $892 million.

Accroding to the FDIC press release:

"This evening and over the weekend, depositors of Georgian Bank can access their money by writing checks or using ATM or debit cards. Checks drawn on the bank will continue to be processed. Loan customers should continue to make their payments as usual."

The Phones Should Be Ringing Off the Hook Right Now!

It is disturbing that there is not more business in Atlanta real estate these days.  The phones are not ringing off the hook, even though they should be..they are not In all my years in Atlanta real estate I have never seen a better time to buy a home than right now.   This is opportunity time.  Mortgage rates are better than they were in the 1960's and conforming 30 year fixed rate loans can be obtained under 5% here in Georgia.  Sellers are willing to negotiate and prices in the Atlanta area are off 27% sin their August 2007 peaks.  Buyers can even obtain some seller assistance for closing costs, and concessions in negotiations.  For first time buyers there is still an 8K tax credit that will be running out soon, and that is trumped by GA credits for first time buyers that is even better!  This should be the time where buyers should be out there looking to buy before the rates rise and the tax rebates disappear.

Atlanta Real Estate Price Trends | Atlanta Single Family Homes Average Sales Price Declines in August

Atlanta Real Estate Market - Home Sales Prices August Trends


I created a 5 year comparison chart of FMLS data to compare the average home sales sold price of Atlanta GA homes in the month of August to see what is occurring.  I created this average sales price chart from the most recent sales data released today by our primary Atlanta MLS service FMLS.  As you can see clearly in this chart - August 2007 was a peak in prices for August for Atlanta homes sale prices in the last 5 years. Since the peak Atlanta has declined an average of 27% on the price of an average Atlanta homes sale for single family detached homes.  We have dropped from a high average sales price of $278,871 in 2007 to the current average sales price of $203,041 in August of 2009

Atlanta Real Estate Market - Home Sales August Trends


It was interesting as I went back into the FMLS statistics this evening and matched up previous August Atlanta homes sales of single family detached homes, and confirmed the current Atlanta real estate trends for single family detached home sales in the month of August going back to August of 2005.  They trend is unmistakable for Atlanta homes in units sold.  Sales of Detached Single Family Atlanta homes have dropped 39% since August of 2005.  We must force our self to look at the over all trends rather than go month to month and miss out on what is really occurring in our marketplace.  A 5 year chart of the same month allows us to see what  is really taking place.  In effect, we are comparing apples to apples.

Atlanta Real Estate Market Update


Atlanta First Multiple Listing Service FMLS released the most current  Atlanta real estate market statistics today for greater metro Atlanta real estate today.  While they posted the news as a good news bad news story, I am not seeing a lot of positive news in it.  Sales are up marginally from last August for detached single family Atlanta homes, and also for attached homes Atlanta Condos and Atlanta town homes.  There were 681 sales for attached homes for the month of August that is a 5% increase over last August.  Single family detached home sales rose to 3,768 sales vs. 3,737 last August. When you consider that $241,761 was the price of an average single family detached Atlanta homes in August of 2008, and the average sales price of $203,041 in August of 2009...I am having a hard time getting excited over a 16% drop in Atlanta home values YTD.

BUFORD GEORGIA

The historic city of Buford GA was named "Buford" by the original developers after Colonel A. S. Buford the president of the railroad.  The Town of Buford, GA was created as a lunch stop for the Atlanta Richmond Air-Line Railroad and was named after the then-president, Algernon Sidney Buford, who was actually a Virginian. The Town of Buford finally became the City of Buford in 1896. Buford Georgia quickly established itself as an educational, political, and industrial power house by the onset of the early 20th century, going so far as to be called the "New York of Gwinnett."  Among it's other industries, Buford was internationally recognized for it's manufacture and sale of leather and leather products, becoming known as "Leather City." Bona Allen, Inc. helped this reputation through it's distribution of famous leather products nationally, especially to Hollywood.

Atlanta Floods │Atlanta - Buying a Home in Flood Zones│Homes Flood in Atlanta

Many Atlanta homeowners are waking up to the fact that perhaps buying a home in a flood zone wasn’t a good idea.  Maybe buying a home from an Internet portal wasn’t a smart idea since it did not tell you the home you were purchasing was in a flood zone.  The website did not have access to tax maps and flood maps that identified the flood maps and associated hazard.  If you were working with an experienced Atlanta buyers agent, your agent could have easily informed you of that fact, that is if you had an agent.  The sad fact is that it really doesn’t matter if the home is in a 100 or 500 year plain.  Today after record rains in Atlanta... that is just degrees of wet! Many areas of Atlanta over the last few days were inundated with anywhere from 5' to 20 inches of rain in a few days.  It was unrelenting.

Water damage is sometimes unforgiving, and should be avoided as much as possible. In the last few years in the height of an epic drought buyers purchased homes without asking any questions.  It was a most foolish mistake.  It really does not matter if you can buy flood insurance, it is the total inconvenience and threat to your well being when and if it does flood.  Lives are disrupted, family heirlooms are lost and yes sometimes family members can die as floods wash through homes in heavy or prolonged downpours.

Years ago in the Atlanta market when we sold homes, a common line inserted into he contracts may have read something like this…
“This offer is contingent upon...if the home located at 123 Main Street, Anytown USA is in a flood zone or requires flood insurance requiring flood insurance, this contract is null and void...” 

The reason is that in the Atlanta there are still many areas that do not have public sewer or storm drains to move standing water away before it causes any damage.  When water cannot be removed quickly before the next rain falls....it taxes the systems around it.  Streets flood, bridges wash away, homes are damaged, trees are downed, and neighborhoods become isolated as small bridges wash away.  Even if a home appears to escaped much damage, other issues like mold and mildew can appear weeks after, and may not be so easily remedied.

Before you purchase a home, it is good to listen to the advice of your experienced Atlanta buyers agent and real estate professional that can point out the negatives.
