Mill Creek Subdivision Canton GA - Neighborhood Video

The Mill Creek subdivision is located in sought after Canton GA.  The Mill Creek subdivision is a newer home community, the last new home sales were sold last year.  This community has a lot to offer,and has something for everyone whether you are looking for a ranch home on a slab, or a 5 bedroom home with a formal living and dining room and a full finished basement on a cul-de-sac lot!  The prices are reasonable, and the product is exceptional!  What I personally like most about Mill Creek is that the homes are located on decent sized lots, there are play areas, and there are lots of natural tree saves.  Mill Creek is also an active swim tennis community, and offers nearby shopping, and access to commutes.

Atlanta Home Selling Strategies in A Buyers market

Selling a home in Atlantais normally a trying thing to do in a normal real estate market.   Today things are a lot more difficult.  Not only are home sales off, but so are prices, and we have rising unemployment.  Selling a home in Atlanta is now like holding a yard sale that no one even comes to looking at your items no matter what the price. It is imperative that we not only have the right price but also that we paint, clean carpets, cut lawn, do some upgrades, and beef up the landscaping. 

A buyers market is very different.  In a buyers market like we have in Atlanta right now, things are different.  There are more homes to look at, they all have great prices and they are all loaded with extras.  Which one do you buy?  Buyers now can take their time looking at all the Atlanta homes for sale and choose just the right home at the right price.  There is no rush.  They are not relocating into Atlanta they are currently renting a home month-to-month just down the street from your home that has been on the market for over a year.  They are waiting for just the right deal.

Sometimes in a changing market in real estate, we have to choose a new perspective, and fresh ideas that are based upon experience to get a home or real estate sold.

Do You Worry About the Competition? I Don't!

Why worry about your competition?  I don't.  Real estate in good times is known to have an 80% turnover every two years.  Most agents leave the business because they never develop a strategy to create more leads for themselves.  Even if they do they do not know how to work real estate leads, and convert them to sales.  I have agent all the time that turn down the leads I give them, and I have others agents that make in excess of 250K a year from the same leads.  Go figure.  The days of corporate relocations and slam dunk buyers are gone.

To all the uninformed in our business...our success is not judge by the number of fans you develop on Facebook, the points you've accumulated on ActiveRain, how many featured posts you have, and who is following your Blog.  The simple truth is that success in real estate is measured by the sales you closed and more importantly the money you walk away with.  Success is a discipline that separates the herd into three groups:

  1. Achievers - Profitable agents that succeed in making a good living from real estate.
  2. Dreamers - they see the potential of real estate and boast of success they do not have.
  3. Wannabees - They achieve nothing, have all the books, courses, and can not close a deal if their life depended on it.!

Georgia Bank Failures

Yes there were two more Georgia Bank failures this weekend.  It is becoming so routine for bank failures in Georgia these days that it does not even make much news, but it should.  Something is definitely wrong when you lead the nation in bank failures.  That is not a statistical feather that places well in your cap!  From what I see GA participated it too easy a credit, no money down purchases, and real estate speculation on steroids.  There is a price that has to be paid and we are seeing that now in the death knoll for GA Banks.

On Friday according to the FDIC Press Release March 26th, 2010...

  1. McIntosh Commercial Bank, Carrollton, Georgia, was closed today by the Georgia Department of Banking and Finance, which appointed the Federal Deposit Insurance Corporation (FDIC) as receiver. To protect the depositors, the FDIC entered into a purchase and assumption agreement with CharterBank, West Point, Georgia, to assume all of the deposits of McIntosh Commercial Bank.The four branches of McIntosh Commercial Bank will reopen during regular business hours beginning Saturday as branches of CharterBank. Depositors of McIntosh Commercial Bank will automatically become depositors of CharterBank. Deposits will continue to be insured by the FDIC, so there is no need for customers to change their banking relationship to retain their deposit insurance coverage.
  2. Unity National Bank, Cartersville, Georgia, was closed today by the Office of the Comptroller of the Currency, which appointed the Federal Deposit Insurance Corporation (FDIC) as receiver. To protect the depositors, the FDIC entered into a purchase and assumption agreement with Bank of the Ozarks, Little Rock, Arkansas, to assume all of the deposits of Unity National Bank. The five branches of Unity National Bank will reopen on Saturday as branches of Bank of the Ozarks. Depositors of Unity National Bank will automatically become depositors of Bank of the Ozarks. Deposits will continue to be insured by the FDIC, so there is no need for customers to change their banking relationship to retain their deposit insurance coverage.

That is Not the Sales Price!

Several times every week we get a call from someone that wants to buy an Atlanta home at what they think is a ridiculously low price.   It is almost funny to listen to a person that is all wound up about a home they thought was for sale.  However in their rush to find out more about the home, they did not read the online listing correctly. 

"Tara Plantation" for $15,000.  "When can I see it?", "...is it a misprint?", "I have cash", "I will buy it sight unseen!"  The web viewers are almost argumentative that you are not going to show them the home, because you will buy it for yourself.   Things could not be further from the truth.  The fact of the matter is the home is not for sale, but it is for rent!  The $3000, $5000, $10,000 price tag is the monthly rent on the home.   

FYI... If a 5 million dollar was truly on sale for $15,000 dollars, I would buy it myself!

Does Your Website have Broken or Missing Links?

There is nothing more frustration for a consumer to find a website that has broken or missing links!  When that happens all the work and all the planning you've done to get viewers to your website is for naught.  Viewers will leave after finding a few dead links.  They will be disappointed and look o see what other sites are out there that can fulfill their needs.

There is nothing better in a website has great content and sources of reference that validate your local knowledge and real estate prowess.  However when you link to external sites, those links change on a regular basis.  Links for schools, local government traffic and local services are always in flux.  A new webmaster, a new domain or a revamp of a website is like moving and forgetting to leave a forwarding address. Your link is now worthless.   Websites are no different than the original list price on a home these days.  They are constantly being reviewed, and price is adjusted several times.  So....even though broken and missing links are very common on the web, they cannot be left in their broken condition.  Search engine spiders will penalize your site and buyers and sellers will shun it.

It is important to check your website occasionally to find errors.

Atlanta Real Estate Update for March 2010

The most recent sales statistics for Atlanta homes for sale were just released for February 2010. Prices and sales coninue to decline.

At a Glance:

  • 2,763 closed single family detached Atlanta homes in February or a decline of 1.3% from the same period last year.
  • Average closed price for all single family in February was $178,568.
  • The average price for single family Atlanta Condos / Townhomes attached was $145,211 in February 2010.
  • The average price for single family detached Atlanta homes was $184,689 in February 2010.  Down 25% from February 2007's $252M average sale price, and down from the June 2007 high of $292,245.  That is a decline in the all time average sales price of  36.8%

John's Creek GA Is A Great Place to Live in Atlanta
