I WOULD NOT recommmend The Manor Golf and Country Club unless as a realtor you really check out the community. This one is LOADED with foreclosures from builders who can't even finish the homes and new homes that have been siting in inventory. Every month homes in this community are being placed up for auction. If you are going to purchase in this community consider a foreclosure first. Price per square foot has dropped by about $70 since last year! Have your realtor check to see what is coming up on the auction block to consider that in your offer if you decide to purchase. There are other great established country club communities that are less of a dire situation with defaults.
Katie A person should always buy with an experienced buyers agent that advises them of these facts before they buy. Everyone thinks they get a deal when they go directly to the seller. It isn't true. Ignorance isn't bliss. Many times I advise my clients not to buy a home in particulat communities, but that opinion is based upon fact. That has been the case with many that have asked on particular communities.

I agree with you. In today's market I wouldn't buy anything unless I had representation and a good honest realtor who really knows a community inside and out. Especially in a community where it is new contstruction, and not completed with standing inventory. It it just to risky to make an investment like buying a home, without knowing what foreclosues, liens or liability as a buyer you may have.
