Atlanta Condo sales have picked up a little last month over the same period last year and over last month, but the longer term trend for Atlanta condos is not positive at all in sales and price. In this Blog post, I am concentrating on attached home sales which includes condos / town homes. According to the most recent sales data released by FMLS which was just released on July 21 2009 there was a slight uptick in condo sales, but when compared to FMLS data for the same time frame period for preceding Junes the trends is not a good thing. I created a 5 year trend graph to allow both buyers and sellers of condos in Atlanta to grasp what is really occurring in our Atlanta real estate market regarding condo sales in Atlanta. Here is the 5 year June Sales Trend Chart for Atlanta condos sold. As you can see, we have experienced a 42% drop in sales of attached Atlanta condos and town homes from the peak in the market of June of 2006.

Good tracking 5 years, that's a pretty good picture of the overall market. Ours in SoCal would be somewhat similar for condos.

That's a scary looking graph. Did they over-build during the boom and now too much inventory?

Terry Chenier (Homelife Glenayre) They way over did it. A recent article mentioned they have over a 40 year supply given the current rate of sales.
