Twinkies are Really a White Meat!" Some Believe What they Want to Believe!

"Twinkies are  really a white meat!" Some people believe what hey want to believe. Because I am buying a home I am entitled to this...this is what I want!  The seller should have known I wanted a warranty and I am not closing until I get one.  There are always buyers, agents and brokers in real estate that when you try to explain something to them, their pat answer is..."Look, I've been byuying and selling real estate before you were born...that is not how you do it, and that is not what the contract really means!"  Even if they are totally wrong, they will never admit it.  It is tantamount to having a millstone around your neck trying to get the deal to closing.  In this current market it is like walking on eggshells with some of these agents.  You feel like an enabler doing anything they ask just so they will get to closing.  Agent and buyers like this...do not negotiate, they just take hostages.  They take advantage of the situation, like a child prone to tantrums.  The louder they yell, until all their demands are met.  Even if you have the closing attorney explain it to the situation or the contract...agents like this believe they alone have the correct solution.  They can even hold their breath until they get what they want.  It is like dealing with a one track mind, that's derailed.  Sometimes revenge is sweet, when their own greed does them in.  I remember an instance where everyone was held hostage by one particular agent.  After a long period...after the closing...they called up demanding where is the one year termite bond.  I brought their attention to the fact that the contract verbiage they chose was seller to convey a transferable treatment repair bond without cost to buyer.  I told them that the contract was fulfilled, but that the bond expired 2 days later.  Too bad you were not clever enough to know how to write it up.  Some agents are just better at doing things right in a professional manner.  All parties involved in the contract benefit from it.  If you do not understand something or verbiage ask a broker, ask the other agent, ask a real estate closing attorney, but don't just fake it.

Hey, I've met a few of them in my career. Must have just recently happened to you, Jim

Missy A lot of agents vent with me, but I have seen a few in my day.

I have heard when beggining in sales to fake it till you make it but that is just not the case with contracts!  You have to learn to read the fine print, it is not something you fake.  It is a legally binding contract!  I totally agree with your post if you don't understand it get the question answered.  We have a legal hot line here and I have used it several times to make sure that I totally understood what something was saying.

Marchel correct!  "fake it till you make it...is just not the case with contracts! "  I wish some agents and buyer would comply with the spirit of the contract.

Jim.. sounds as if you have just had one rough transaction.. I know it's trite but I usually wind up saying something like what part of no are you having a problem with when I get these agents.. surprisingly it works most of the time and they settle down..

I can't stand people like that!  Had to deal with a few of them in my career, thankfully I can spot them quickly now and say NEXT!!!  2 days ago one of them called me, he knew it all and was rude to boot.  How fast can you say BYE BYE NOW!

I am stunned how many agents are willing to fake it.  What a dumb thing to do.

Jim,

Not faking it...how about I'll just wing it! Realtors have this reputation for not reading.

Laurie the problems lies when you ar representing the seller or buyer when you are stuck in the middle of the transaction. and have no place to hide.

Randy! How true they fake it with you carrying them over the goal line!

Neal, sometimes I feel like clipping their wings permanently!  LOL!

Faking contract knowledge is a losing proposition.  Asking questions, but knowing who to ask is just good customer service.

Fran I agree.  There is nothing at all to be gained by it.  It really isn't fake it until you make it either... this is delusional to think that this is going to bring you business in the future, it creates no good will, and leaves a bad taste in everyone mouth!  Not a good scenario!  It is just another form of bullying!

You mean when the agents "fake it" they really don't know what they are doing???   <sigh> the story of my life... can you pass me a Twinkie please... my doctors said i need extra protein... hey sounds like white meat Twinkie's are it!!!!

Twinkies and "hostess ding-dongs"...  Same cheap cake with both names synonymous with the one "winging it".

You are so right on.  I have a seller like that right now and what he doesn't know is that he will get nothing with that attitude.  I had a years listing contract with them and it is almost up.  The house needs to be remodeled and cleaned up but he chooses not to do so,  it is also way over priced and he won't even consider lowering the price.  I have done all the things a proficient agent would do to market the property and now I'm just waiting for it to expire.  The thing is i have spent a lot of money on this house and he doesn't get it and I just want him gone!  Agents have their breaking point also. :)

Desiree  "Fake it until you make it"  should not apply to real estate contracts, or the service we should provide.

Matt that is a good description isn't it?

Roberta, sometimes we have to take charge and tell the seller I do not need your listing, and cancel it on them!

Posted by Jim Crawford ~ Atlanta Real Estate-ABR E-PRO (RE/MAX Paramount Properties) over 3 years ago

Jim,

I agree however, my Broker has a polyce of no cancelations  She will allow the listing to be placed on "hold do not show" status, but she will not let me cancell it. :(

Roberta, That does not make any sense to me.  When a brokers policy are that strong it makes me question "Independent  Sub-Contractor" status.  Yes even though the listing is in the brokers name...I understand all of that...  If it is not working..let them go to the competition, and drive them crazy.  When we list, we advise sellers, they can fire us!  Satisfaction Guaranteed!  Also it works vice versa!  We can fire them!

I have to agree with you, but this lady has been a broker for 30 years and is very set in her ways.  Her comment is always, we will be happy to put it on "hold do not show."  Go figure. :/  She claims her office is a listing office but I wasn't told that until I worked there for 2 years.  Don't get me wrong, there are many benefits to working in this office but there are somethings that just make me scratch my heard and wonder.

Roberta, many persons get set in their ways!  Sometimes it is counter-productive.
