Did You Use an Atlanta Buyers Agent? | Home Buyer Representation - Buyers Beware

As an experienced Atlanta real estate agent, I have a saying I use when I go on a listing appointment.  It is easy to spot a home that was purchased without a buyers agent or an experienced Atlanta buyers agents.  The value test of what you puchased will be found out when you go to resell it!  I wonder how many Atlanta home owners are wondering if they did the right thing buying a new home from the builder without having any buyers representative or an Atlanta buyers agents repesenting their interests.  Are they having second thoughts on did they get the home at the best possible price? Did they purchase the home on the best possible terms?  Was everything disclosed?  Did the agent receive any bonus above the commission for selling you the home?  This is actually a quite common scenario.  I know this happens a lot, and not just in new homes sales as one would assume.  In the Atlanta area we have many home buyers that call us from our Atlanta real estate website because they are viewing shared broker listings.  When asked if they want to have a buyers representative work for them on their behalf..they say "No!"  They want to deal directly with the listing agent because they feel they can negotiate the commission downward.  They cannot.  Nor can the listing agent...no matter how nice or civil ever really represent the buyer since they are under a written listing agreement to represent the sellers interest! 

It really doesn't cost you anything as a buyer to work with an experienced Atlanta buyers agent that can advise them on the entire process, negotiations, strategies, inspections, resolution of inspection items.  If you had a buyers agent, they may have advised you not to purchase a home, or advised you the home was over priced.

Did you buy a home and...

  • Waive an inspection
  • Waive Appraisal
  • Get a Survey
  • Obtain Buyer's Title Insurance that protects you?
  • Did You Avoid Purchasing Problem Products:  Synthetic Stucco EIFS, Flood Zones, LP, GP Siding, Polybute Plumbing, Aluminum Wiring...
  • Did you purchase without a buyer's CMA? 
  • What are the neighborhood home values? 
  • How does the home you purchase compare to recent sales?
  • Did you buy the most expensive home in the neighborhood?
  • Did you negotiate aggressively?
  • What major concessions did the seller make?
  • Did the new homes agent tell you that you did not need an inspection because the home was new?
  • Did a new homes agent say they could work you a better deal if you came back without an agent?.

Jim, what a great angle. I do not think I ever thought of it from that perspective, but it is true. I met two for sale by owners today who both admited they bought to high from for sale by owner websites without an agent. Hmmm! Sounds like your test proves true.

Birmingham Alabama Real Estate, Stephen Wolfe  Thanks!  I always tell a person you can buy whatever you want.  The ultimate test of what it is worth will be when you resell the property!  You need to ask yourself,...Did you buy well?  Did you overpay for the home  Should you have purchased the property?  Did you have any regrets?  What id you negotiate when you purchase the home?  Could you have negotiated more?  If not...why?

Great post, I too am a buyers agent and I think anyone buying a home with out representation is opening Pandora's box.

Darrel Quebedeaux  Darrel...Even though I do 50/50 listings and buyera agency...it is when I am on the listing side it is very easy to pick out the persons that purchased without any representation!  There are normally loads of inspection issues, grading issues that come up when they get an inspection report from the buyer.  These are normally items that would have been part of a builders punch list that were never addressed when the home was purchased.  The other item is the buyers purchased a home with major negatives because they did not have representation.  They purchased a home with a negative lot (on the road, too high a lot, a low esteem lot, a creek in yard, flood plain, backing up to undeveloped land, adjacent or under major power lines , next to swim tennis, a corner lot etc...

It is so upsetting that people arent more aware of the "actual cost" involved in purchasing a home and 9 times out of 10 by waiving buyers agents, appraisers, and or inspectors they arent really saving any money at the closing...... and in the long run it could really cost them more than they ever imagined. Unfortunately people have been sold a really poor ideas about protecting themselves...zillow for pricing, the sellers agent will help them save money, home inspectors arent really worth it, etc the list is long and it may be a blessing that this has happened as people seemed so eager to save a few dollars with these free or do it yourself services and with the market the way it is it may cost them so much that next time they will want to protect themselves by using an agent, appraiser, home inspector.
