Interesting. Your DOM is much lower than most of the counties in my area.
The matter of seller contributions is one that will always influence the "real" numbers for sold prices. In my area, seller credits are not always reported and they are NOT included in the MLS stats.
Seems to me that when seller contributions are 2, 3, 4, 5 % of the sales price, that is significant. I've posted lists with the NET proceeds and it's much lower than the reported sales price. But, I seldom do it because it's too time consuming. It is critical in a CMA. Problem is, when it's not reported, none of the numbers are accurate.
Oh well.

We sold a home last year that was listed twice previously...that does not show up automatically. That is also compounded that our MLS purge data...it is much worse than posted. Closing costs, and contributions are also a vague but significant cost to seller. A few years ago it was normal for the seller not to contribute to closing costs....as cash disappeared the seller had to pay closing costs. The buyers also had other request for funds...repairs, upgrades and deferred maintenance items that needed work.
