Atlanta Luxury Homes - North Fulton County Million Dollar Homes Sold in February 2008

For those that are interested in buying Atlanta luxury homes for sale in North Fulton county Georgia you may be interested in this!  I was looking at the million dollar homes sold in North Fulton County for February 2008 and noticed some very interesting data.  The statistics are for North Fulton County in the areas of Alpharetta, Roswell, Johns Creek, Milton Georgia and is known as area 13 and14 in Our GAMLS and FMLS.  In February 2008 there were only 5 homes sold that were over $1 Million Dollars.  There were Active - 338 Properties Found.  Of the 5 that sold  the average days on market is 533 DAYS The Original List Price was $1,448,460 the average sold price is $1,388,022 or OLP / SP = 96%.

Of the 5 homes that sold 3 are new construction and the sales price is higher than the Original  List Price.   It is a great time to buy Million Dollar homes in North Atlanta, but not every home will be a great deal!  YOu need someone wiht experience to break down the numbers, and show you where the real deals are!

Jim, hopefully those in that price range are not entangled in the financing issues. I think it is interesting that they a getting 96% of asking.

Frank Rubi Louisiana Real Estate-Homes for Sale   The average is driven up by 3 / 5 are new homes, so on one home alone over 150K was added probably in upgrades.
