Best Real Estate Sign Riders - What's the Best?

A lot of real estate success comes from being a true marketer.  Success come not from the mediocre, nor the mundane it comes from genius.  In our business everyday we see real estate signs with riders on top that are meant to enhance the listing.  "New Listing, UNDER CONTRACT, SOLD, SALE PENDING.." are the usually expected signs.  Occasionally you come across a sign that is a stroke of genius!  It is worth paying attention to. 

Several years ago when I was speaking at the Alaska Adventure in Anchorage.  A group of speakers had gone out for a drive, and passed by a home that was for sale.  The rider said "FINALLY AVAILABLE!"  We all remarked that we'd never seen something that unique before.  The few words on the rider could probably open a great debate in a business school in innovative marketing.  It made the sign come alive with a different message, and then you looked at the home that looked really nice.  A few days later I am sure the home was under contract.

In the Atlanta area, we really do not use the SOLD sign, because can only be posted after closing...so we use the generic "UNDER CONTRACT or PENDING SALE!"  I don't I create my own.  Mine says,  "TOO LATE!  That sign has gotten us buyers, and other neighboring listings!  What Custom riders have you used?  Was it a success?

I like the "Too Late" rider. I don't usually use a "Sale Pending" rider. I would consider the "Too Late" rider. I think it would get some attention. I use an "Ugly Yellow Sign" on my REO properties. I learned about the "Ugly Yellow Signs" at Joe Stumph's Main Event. My signs say "Foreclosed Home - Bank Says Sell IT!!" It gets the phone ringing. The "Ugly Yellow Sign" is used with my regular real estate sign. Studies have show 2 signs get more calls than just one sign. Thanks for the post I will try the "Too Late" rider and let you know how it works.

Thansk for sharing!  I am very into things that work well.  The cost of a eye catching sign rider is very cheap in marketing dollars.  However, the return of possible buyer clients, listings, and the good will the smiles will bring is "Priceless!"  Thanks for sharing.

Guess I'm old fashion..I never gave it much thought. The "TOO LATE" sign sounds catchy. What kind of catch phrase would you use on a home where the seller insists on overpricing it?

LOL! I don't know!  If they come down it could be..."PRICED RIGHT!"  "PRICED TO MARKET" "PRICED TO SELL"  "NEW LOWER PRICED" "SPECIAL PRICING"  or Better yet...my favorite "SUCH A STEAL!"

My favorite is "HONEY STOP THE CAR" I've had so many calls off those silly signs that I make sure to put one on every new listing. We change our rider signs often. It keeps the property sign looking "fresh"

I've seen "Sold but we have others" And I see them go up after they are under contract. Yeah technically not sold, but nobody cares. But the "we have others" is key.

Hi Jim,

I just came up with this in my head while reading your post. 

How about a sign insert that says,

Guess What We Just Did? 
Call xxx-xxxx To Find Out!

Either take the live calls or direct people to a recorded message that let's people know that the property is under contract, but that you have other homes you can show them.  State your USP.

If you try it out, let me know if it worked.  I'm going to do myself and will results down the road.

I used to have "Ya Baby. It's Gone." signs, but they kept getting stolen. I never did get any business from them because they weren't up long enough.

Good topic. I used to use " Call Herb and Start Packing " . I used if for years but finally got tired of the calls from people asking for Mr. Packing .( True story )

I like the " Honey Stop the Car "

Some years ago an Agent was extremely successful with his Self promotion campaign. He used ( SOLD, Sean did it Again! )

Thanks Herb!  In Atlanta we had a custom overized lawn sign that said "Jim & Ellen Did it Again!"  It was very effective.

Love the ideas! I was searching for sign companies as I am looking to order new ones. Do you use a local company or an online one? I want something nicer than what we can get here locally. I have been looking at LOWEN and just wondered if anyone had any other suggestions.

Jamie Ourso - I use the Internet to make my listings stand out!  However, this year I will have to admit, it is extremely difficult to sell homes.

I like the idea of rotating signs to keep the listing or pending fresh. Neighbors see that your a hustler and hopefully more listings.

I am rebranding all my printed and electronic materials and refreshing my look.  When I started this process the first place I looked for good information was Active Rain, which lead me to this post. So many good ideas here with fun and fact all rolled in.  Text codes and QR codes were not discussed but I am thinking no on QR, but yes to the Text code.  I love Active Rain for it's wealth of information and sharing spirits.
