Jim: How many homes are in this entire neighborhood? 111 on the market is HUGE here in Charlotte. Your DOM & list price/sales price ratios don't look that good either! Very soon, this will turn around and this neighborhood will be back on it's feet again!
Debe Maxwell (Helen Adams Realty) I am going to guess there are about 750 homes max. The tax records show more, but some are subdivisions nearby that may have been sold off from the original development.
Jim: WOW! That's a huge percentage of homes for sale for that size neighborhood. And, I forgot to mention earlier, that is quite a range of prices in the same neighborhood.
